1. Does Hometown Mortgage of Natchitoches still offer the same quality service/products?

Yes, we offer Conventional, FHA, USDA, and VA purchase and refinance loan programs for single-family homes and manufactured housing. Conventional loans max out at around $715,000 with down payments of 5%, 10%, 20%, or more.  We also have loan programs for self-employed individuals that base income on 24 months of bank statements or we have the ability to establish income using only 1099s.  These programs will require at least a 10% down payment but could be more based on other variables.

Don’t have a huge down payment? No Problem! FHA loans may be right for you with a max loan amount of $420,680 and a down payment of ONLY 3.5%.

USDA loans require NO down payment and are based on a household’s income (1-4 members = $103,500 and 5+ members = $ 136,000).

You must be a military veteran or active military to be eligible for a VA loan, which requires NO down payment.

Getting pre-approved gives you an estimate of your loan amount, monthly payment, and interest rate. This gives you advantages like saving time by viewing homes within budget and it tells the seller that you’re serious and ready to close when an offer is made.

But can getting pre-approved help you close faster? The more information you verify early, the smoother your path to closing can be! Plus, most sellers generally require pre-approval with any purchase offer.
